Waterproofing Failures
The #1 cause of bathroom rework within 5 years is improper waterproofing. Cement board alone is not waterproof. Every shower requires a membrane system — Schluter Kerdi, RedGard, or equivalent — applied before any tile is set. No exceptions.
Hidden Subfloor Rot
In Richmond homes with long-term moisture issues, the subfloor beneath the tile is often rotted or soft — only discovered during demo. We probe the subfloor before pricing every bathroom project and budget for repairs when needed, so nothing is a surprise charge mid-project.
Inadequate Ventilation
Most bathroom fans in Virginia homes are undersized or vented into the attic instead of to the exterior. This causes mold behind tile and in wall framing within 2–3 years. Replacing the exhaust fan to code should be part of every bathroom remodel.
Lead Pipes in Pre-1986 Homes
Richmond homes built before 1986 may have lead supply lines or lead solder at joints. Any bathroom remodel in an older home should include a plumbing inspection before tile goes in — addressing it after is far more disruptive and expensive.
Always upgrade the exhaust fan when remodeling — most existing fans are rated 50 CFM when 110+ CFM is needed for proper moisture control in Virginia's humidity.
Use cement backer board, not greenboard, behind every wet area. Greenboard is moisture-resistant, not waterproof — it will eventually fail in a shower.
Large format tile (12×24" or bigger) makes small bathrooms look significantly larger — and fewer grout lines mean less cleaning.
Set rough plumbing and get it inspected before any tile goes down. Moving a drain after tile installation means a full tear-out — a $3,000+ mistake.
Heated floor systems cost $500–$1,500 to install and are dramatically easier to add during a remodel than after. If you're already doing the floor, consider it.
