  • Ice dams: While Richmond winters are milder than further north, we do see ice dam conditions several times per decade. Poor attic insulation and ventilation are the root causes.

Best Time of Year to Replace a Roof in Richmond

Late summer and fall (August–November) are the sweet spot for roof replacements in the Richmond area. Temperatures are warm enough for shingles to seal properly (most require 40°F+), the dry fall weather reduces the risk of rain delays, and shingles installed in fall have the full winter to seal before the next storm season.

Spring (March–May) is also excellent. Avoid mid-summer installations if possible — 95°F+ temperatures are hard on roofing crews and can cause asphalt shingles to distort during installation if handled improperly.

Pro tip: If you have architectural shingles with an algae-resistance rating, look for the 'AR' designation. Shingles with copper-zinc granules inhibit algae growth for 10+ years — worth the small premium for north-facing or heavily shaded roofs in the Richmond area.
